The impressive tower hasn't had sails in over 130 years, but the current owners have spent years carefully restoring the mill to its former glory.

But the beautiful property does come with a price tag.

Mill House, which lies on the outskirts of the pretty village of Angmering in West Sussex, is on the market with Strutt & Parker with a guide price of a cool £1.7million.

Originally called Ecclesden Mill, the structure was built in 1826 for Henry Grant, son of James Grant, the bailiff of Ecclesden Manor who inherited the estate in 1811 when the owner Martha Foreman died.

The four-storey brick tower mill once four patent sails and the beehive cap was winded by a fantail.

It was also once known as Highdown New Mill - as it took over from Highdown Mill in Ferring, which was coming to the end of its working life.

The cap and sails were blown off during a storm in 1880 and by the 1930s the mill was in ruins.

But, now the once derelict shell has been transformed into a stunning home.

It was first converted in the early 1970s and the current owners, Margaret and Ranjit Appa, bought it in 2002.

The couple covered the brickwork with cedar wood shingles to protect the mill and in 2008 they increased the height and added a lead cap on the top to give it an appearance similar to how it was originally, in the 1800s.

The majority of the living accommodation is in the bungalow added to the tower with a kitchen/breakfast room, large sitting room with dining area, family room, library, four bedrooms and three bathrooms.

In the base of the tower is a cosy circular living room complete with wood-burner.

There are five floors in the mill, each getting smaller and the couple have been using it as an art gallery.

There is also a separate studio, which was built in 2003, that has bamboo flooring as well as underfloor heating; this area could also be used as extra accommodation with the right planning permissions.

The mill’s grounds also contain almost three acres of beautiful garden.

The sprawling plot includes a lawn, mature trees, raised flower borders, a pond and an impressive vegetable and fruit garden. It also has a swimming pool with a retractable cover for year-round use and a pool house.

The house is set in the stunning rural location of the South Downs National Park, in an ‘Area of Outstanding Natural Beauty’.

The pretty mill has incredible panoramic views across the open countryside and all the way to the sea in the south.

"The view and the location is everything when we value a house like this; you can see right across the South Downs and to the sea beyond, with the pretty village of Angmering just around the corner.

"We have sold converted windmills before where the owners have run successful holiday lets, but it has to be said they aren't just a novelty factor.
